Turkey runs the fastest and most accessible citizenship-by-investment programme within reach of the Arab world. A property purchase from USD 400,000, held for three years, leads to a Turkish passport for the whole family in around six to twelve months, with no residency, language or interview requirement.

For those who want a base in Istanbul without citizenship, a short-term residence permit through property ownership is a simpler first step. Our Istanbul branch handles both routes on the ground, from choosing the property to the title deed and the file itself.

How it works

Who can be included

Spouse and children under 18 are included in the same application; adult children need a separate application or another route.

  1. A consultant confirms your eligibility and the best option, and our Istanbul branch shortlists qualifying properties.
  2. You choose the property on a site visit or remotely, and a licensed valuation report confirms the value.
  3. The price is paid through a Turkish bank and the title deed is registered in your name with a three-year no-sale annotation.
  4. The Ministry issues the certificate of conformity and an investor residence permit is obtained as a formality.
  5. The citizenship application is filed with the family’s documents and the security checks are carried out.
  6. The grant is approved and you collect Turkish identity cards and passports for the whole family.

Questions people ask

Talk to a consultant: Assess my case

Can I sell the property?

After three years from registration of the title deed. Selling earlier puts the citizenship at risk, because the no-sale commitment is annotated on the deed itself.

Do I have to live in Turkey or learn Turkish?

No. There is no residency requirement, language test or interview, and most steps can be completed with a power of attorney plus a short visit for biometrics.

How does Turkish citizenship connect to the US E-2 visa?

Turkey is an E-2 treaty country, so its citizens can apply for the US investor visa after investing a substantial sum in a business there. In practice US consulates expect around three years of citizenship first, and it is a visa, not citizenship.

Which properties qualify?

A completed or off-plan property with a title deed, an official valuation of at least USD 400,000, bought from a Turkish citizen or company and not previously used for a citizenship application.
