Greece’s Golden Visa grants a five-year permanent residence permit to investors who buy property in the country, renewable for as long as the property is kept. It is the last major property route into Europe, and the one most Arab families ask us about since Portugal closed its own.

Since 2024 the minimum depends on where you buy: EUR 800,000 in Athens, Thessaloniki and the most sought-after islands, EUR 400,000 elsewhere, and EUR 250,000 for conversions of commercial buildings or restored listed properties. There is no minimum stay, and the permit is issued within a few months of the purchase.

Why families choose it

  1. 01

    Property you own

The investment is a home or rental asset in your name, not a contribution you never see again.

  2. 02

    No minimum stay

Renew every five years without living in Greece; a single visit for biometrics is enough.

  3. 03

    Whole family included

Spouse, children under 21 and the parents of both spouses join the same application.

  4. 04

    Schengen access

Visa-free movement across the Schengen area once the permit is issued.

  5. 05

    Route to citizenship

Eligible after seven years of actual residence, with Greek language, for families who choose to settle.

How it works

Who can be included

Spouse, unmarried children under 21, and the parents of both the investor and the spouse can all be included in one application.

  1. A consultant confirms your eligibility and the region and price tier that suit your budget.
  2. You obtain a Greek tax number and open a bank account, both possible remotely with a power of attorney.
  3. We shortlist properties with partner developers and lawyers, and the purchase is completed by notarised deed.
  4. The application is filed with the Ministry of Migration together with the family’s documents; the filing receipt lets you stay legally while it is processed.
  5. Biometrics are taken in Greece at the appointment we schedule for you.
  6. The five-year permits are issued and renewed for as long as the property remains in your name.

Questions people ask

Talk to a consultant: Assess my case

Can I work in Greece with the Golden Visa?

Not as an employee. You can own and run a business, earn rental income from your property and invest freely; the permit is designed for investors rather than workers.

Do I have to live in Greece?

No. There is no minimum stay, and the permit renews every five years as long as you keep the property. Citizenship, however, requires seven years of actual residence.

Can I rent out the property?

Yes, on long-term leases. The 2024 rules restrict short-term holiday letting of Golden Visa properties, so most owners rent to long-term tenants.

Which price tier applies to me?

It depends on the location: EUR 800,000 in Attica, Thessaloniki, Mykonos, Santorini and islands with more than 3,100 inhabitants, EUR 400,000 in the rest of Greece, and EUR 250,000 for a conversion or listed-building restoration anywhere.
